The energy performance certificate rates how much energy your home uses, with a letter from A to G, much like the EPC in the UK. It is compulsory before you sell or let a property in Spain. We do it with a real visit, sign it and register it with the regional government (GVA) for you.
You need the certificate before selling or letting a home. Not at the signing: from the very first advert. The energy label must appear in any offer, including the property portals, and advertising without it is an offence that can be fined.

Spanish law requires a visit to the property before it can be certified. We always do it, with a qualified, professionally registered engineer. This is what happens from your first call until you have the label.

An unregistered certificate is no use for selling or letting. In the Valencian Community it is entered in the regional register of building energy certification, and that entry is what produces the official label.
The certificate is not just a piece of paper for the advert. It measures how much non-renewable energy your home uses, and that is where solar panels move the needle: they almost always raise the letter. If you are thinking about putting solar panels on your home, the certificate tells you where you start from and how much you would gain.
The national deduction for energy improvement works (Real Decreto-ley 2/2026) lets you deduct 40% of what you invest, on a maximum base of 7,500 euros, for works carried out up to 31 December 2026. It requires two certificates: one from before the works and one from after, showing the improvement in non-renewable primary energy use. The later one must be registered before 1 January 2027.
